BMU vs Rope Access vs Scaffolding: Which Is Right for Your UAE Building?

Rope access is usually fastest and cheapest for cleaning and spot repairs; a working BMU suits routine glass cleaning on simple elevations; scaffolding is for heavy, long-duration works.

The short answer

Use rope access for most cleaning, inspection, sealant and spot repairs. Use the BMU if the building has a certified, working one and the façade is flat. Use scaffolding only for heavy refurbishment that needs materials staged at height for weeks.

How the three compare

  • Set-up time: rope access hours; BMU same day if certified; scaffolding days to weeks.
  • Reach: rope access reaches curves, recesses and setbacks; a BMU only reaches what its track and arm allow; scaffolding reaches what it is built around.
  • Ground disruption: rope access needs a small exclusion zone; a BMU needs a similar zone; scaffolding occupies pavements and entrances.
  • Cost driver: rope access is priced on labour; a BMU adds certification and operator cost; scaffolding adds hire time and permits.

When a BMU is not the answer

Many BMUs are out of certification, under repair or cannot reach podiums, crowns and setbacks. Rope access is the standard way to cover the areas a BMU misses, and a backup when it is down.

Questions to ask before choosing

  • Is the BMU's annual third-party inspection current?
  • Which elevations can it not reach?
  • How long will scaffolding block entrances or parking?
  • Can the contractor show a method statement and rescue plan for the chosen method?
