Facade Sealant in UAE Heat: How Long It Lasts and 6 Signs It Has Failed
Heat and UV age façade sealant faster in the UAE than its rated life suggests. Inspect at year five after handover, then every two to three years.
Why sealant fails early here
Daily temperature swings make joints expand and contract constantly, while UV hardens the silicone surface. The result is cracking, shrinkage and loss of adhesion years before the manufacturer's rated life.
Six signs of failure
- Cracks or crazing on the sealant surface
- Sealant pulling away from glass or frame (adhesive failure)
- Splits through the middle of the bead (cohesive failure)
- Chalky, hard or brittle sealant that no longer flexes
- Dust lines or tide marks inside window frames
- Water stains on ceilings or walls after rain
Inspect, then replace properly
A façade inspection by rope access maps every failing joint with photos. Replacement means cutting out the old sealant completely, cleaning and priming the joint, fitting backer rod and applying UV-stable silicone — patching over old sealant rarely lasts.
Plan it into your budget
Owners' associations and building owners should include periodic sealant inspection and phased replacement in the reserve-fund plan rather than waiting for leak claims.
