Facade Maintenance Budget Planning for UAE Owners' Associations
Split façade spend into recurring service-charge items (cleaning, inspection) and reserve-fund items (sealant replacement, refurbishment), and plan both from a condition survey.
Start with a condition survey
A rope access façade survey gives a photographic record of every elevation, the condition of sealant, glass, cladding and fixings, and a prioritised defect list. It is the basis for a defensible budget.
Service charge: recurring items
- Façade cleaning (typically twice a year) and glass cleaning (typically quarterly)
- Annual façade inspection
- Bird control maintenance
- Obstruction light checks
Reserve fund: periodic items
- Phased sealant replacement
- Cladding refurbishment and coating
- Glass unit replacement allowance
- BMU major overhaul (if fitted)
Make the case to owners
Owners approve budgets they understand. Use before/after photos, defect photos and a simple timeline showing what happens if works are deferred.
