How Often Should a Building Facade Be Cleaned in the UAE?

Most UAE towers need a full façade clean every six months and glass cleaning every quarter. Coastal, glass-heavy and construction-adjacent buildings need more.

The short answer

Plan a full façade clean every six months and external glass cleaning every three months. Move coastal and glass-heavy towers to quarterly full cleans, and add a wash after major dust storms or nearby construction.

What drives the schedule

  • Surface: glass and polished metal show dirt fastest; stone and textured cladding hide it longer but stain deeper.
  • Location: towers within a kilometre of the coast collect salt that attacks aluminium frames and sealant.
  • Neighbours: active construction sites, roads and industrial areas add cement dust and soot.
  • Orientation: elevations facing prevailing winds collect more sand and need extra attention.

A schedule you can adopt

  • Residential or office tower, inland: façade every 6 months, glass every 3 months.
  • Coastal tower (Marina, JBR, Palm, Corniche, Al Reem): façade every 3–4 months, glass every 2–3 months.
  • Mall or showroom frontage: glass monthly at ground and podium levels, full façade every 6 months.
  • Villas and low-rise: exterior wash and glass every 3–6 months.

Why skipping a cycle costs more

Dust mixed with humidity and AC condensate forms a bonded film. After one missed cycle it needs stronger cleaning; after two, hard-water etching on glass can become permanent and require restoration or replacement.

What to ask a facade cleaning contractor

  • Will you provide a method statement, risk assessment and rescue plan before starting?
  • Which products will you use on our glass coatings and cladding?
  • How will you protect pedestrians, vehicles and landscaping below?
  • Will we receive before/after photos for every elevation?
